Habitat for Humanity: New Homes in Glendale

Feb 15, 2016

2-Lomita-RenderingSeeking: Low-income, first-time home buyers.

San Gabriel Valley Habitat for Humanity is planning six new single family homes. The renderings look sleek and modern, rather like townhouses, and they will be located in Glendale.

The Housing Authority has appropriated $1.4 million to the $2.8 million project, which includes the land purchase of $980,000, according to the City of Glendale, Community Develop Department at CDDtopics.

The 6-unit development will be built on 634 and 700 East Lomita Avenue. Each home will be 1,250 square foot with 3 bedrooms, one full bathroom with a tub and one bathroom with a shower stall on the second floor, one half-bathroom on the ground floor, and an attached 2-car garage. Estimated value: $425,444. Bonus: 0% interest.

We’re told that the monthly cost of the housing (including mortgage will be $540), property taxes, insurance, current costs of common area maintenance, deferred maintenance, and an allowance for utility bills of $125/month is a total of $1140.

Four meetings have been scheduled to provide interested families with the specifics, including income maximums and minimums and the ability to invest time to build said houses. For example, the low income minimum for a family of four is $41,501 and a maximum of $66,400 with different ranges for families of three, five, six, and seven.

Families must be willing to contribute a minimum of 500 hours of “sweat equity,” meaning time spent building their house as well as those of one’s neighbors. Preference will be allocated to people who work and/or live in Glendale and live in crowded or substandard housing or in dangerous neighborhoods.

Attendance at one of the four Application Meetings is strongly recommended:

Thursday, Feb. 18th, 7-9 p.m.
Saturday, Feb. 20th, 10 a.m.-noon
Thursday, Feb. 25th, 7-9 p.m.
Saturday, Feb. 27th, 10 a.m.-noon

~No charge for attending.

Meeting location: Glendale Recreation Center, 201 E. Colorado Blvd., Glendale 91205.

Several hundred people usually attend these informational meetings and usually Habitat receives 10 applications for every home available.

Application deadline: March 21, 2016

The expectation is that the Habitat Board of Directors will approve the Lomita buyers sometime in July 2016 and construction will begin in late July. The building and completion of the six homes is estimated to take 24 months.

I’m so excited about this opportunty and have seen and heard amazing things about the Habitat for humanity program! Today I went into the Glendale houseing authority ofice and received information about your last two informational sessions for the Lomita homes. Thus, I have class next Monday the 7th of March at Glendale community college. Therefore I’m on the vip list for the last session on the 14th of March. Currently, I work in Glendale and have 6 children we are really looking for a safe community like Glendale with wonderful schools with that have a quality education. Currently, we reside on reseda and collins so I drive 40 miles to work. Moreover, due to Tarzana treatment center being 3 blocks away we’ve seen the homeless and alot of drug addicts flooded the area. Thus, being ejected from the program to the streets. It’s really sad, infact people wait /sleep ouside until 6:00 am then go sleep in the laundry mat. I give money when I can but I made my mind up when I saw a man outside drinking liquior on the curb that I want better for my children. unfortunately, due to under ground leaks I moved 3 blocks the wrong way. I’m a single mother and am proud to say that I’ve earned my BA in Humanservices and my oldest daughter is a fulltime student at Santamonica college and working fulltime! I’m so proud of all my children and I teach them to work hard for what you want in life. What better way for them to learn at 5,6,8,16,18,and 25 then to build our own home. Thanks in advance for any consideration…
The j family..Jamonte, Jer’re, Jamyiah, Jannahjoy,Julius, and Jaylen in order of birth Godblessing to me.
