Construction work is expected begin soon on a pair of residential projects  – one on the site of the former Coffee Table restaurant in Silver Lake, the other on Morton Avenue in Echo Park – that have been dormant for the past year.  Southern California home builder Van Daele Homes has agreed to build  and co-own the two projects with Miami-based 15 Group, which put the Silver Lake project up for sale last year.  Construction on an 18-home, small-lot development on Morton Avenue is scheduled to begin next month while work on 33 townhomes in Silver Lake is planned to start in September, according to a press release.

The deal expands Van Daele’s presence in the area. Last week, it held a grand opening for a 15-home small-lot project in Echo Park.

Before both projects went dormant,  15 Group said it had planned to restore three Craftsman-style bungalows at the front of its Echo Park project. In Silver Lake,  the developer put its 1.44-acre site on Rowena Avenue up for sale shortly after demolishing several buildings on the site, including the former Coffee Table restaurant building.

Meanwhile, 15 Group continues to purse plans to build a 4,400 units of housing in Boyle Heights on the site of Wyvernwood Garden Apartments, a proposal that has met with opposition by many residents, community groups and elected officials.
