Welcome to a digest of Eastside real estate news, development and people. In this week’s issue:

You can get your first look at the new, eight-story dormitory planned for Cal State L.A. in El Sereno.  A developer wants to build some freeway-adjacent homes in Glassell Park. And a former Silver Lake gas station is closer to becoming a historic monument, complicating plans to replace it with housing.

Real Estate Roundup

Echo Park

Permits have been issued for a 44-unit building at 340 N. Patton St., in the south end of the neighborhood. Documents call for a 6-story apartment building, with an underground garage.

El Sereno

Cal State L.A.’s proposed student housing expansion is now viewable. Urbanize has renderings of the new eight-story, L-shaped building, which is to rise at the southeast corner of the campus. The project currently includes 1,500 beds for freshman and sophomore students, and a dining hall.

Glassell Park

If you like being near the freeway, you’re not going to get a whole lot closer than this. A developer has filed an application with City Planning to add three more single-family homes where there is currently only one – right next to the southbound exit the Glendale Freeway at York Boulevard. The long, irregularly shaped property is at 4115 E. York.  Under the proposed expansion, the new homes would be in the very large, long empty space behind the current one. They would be reached by a new private street called Leeds Court, which would run right alongside the offramp.

Highland Park

Five small-lot homes are planned for a hillside property at 1414-1450 Eaton Terrace, according to Urbanize. The developer, Barth Partners, says they will break ground later this year. Each home in the project, known as Eaton Park, is three stories, with three bedrooms over a two-car garage.

Steven Levenson, the Tony Award-winning playwright of Dear Evan Hanson, is listing his 4-bedroom, 1910 Craftsman for sale at $1,349,000. Its 13,500 square-foot lot includes a tiered orchard of fruit trees.

Historic Filipinotown

The area continues booming, with a proposal for 39 residential units in a 5-story building at 252 N. Hoover St., according to a document filed with the Department of City Planning. Four units would be for extremely low income. Developers are asking for a reduction in the number of required parking, with their plan calling for 22 spaces.

Silver Lake

A former Silver Lake gas station is headed toward becoming a historic monument, after the Cultural Heritage Commission gave it the thumbs up. The commission voted in favor of historical status after a report from the Planning Department called the old Precision Motors service station at 1650 Silver Lake Blvd. “a rare, surviving example of an automobile commercial development from the 1940s.” If the City Council gives its final approval, this would impinge on plans to replace the former Texaco station with a three-story building with a mix of apartments and commercial space. Remember the blog and book called  Love in the Time of Foreclosure?  It was the story about how writer and Silver Lake resident Stephanie Walker and her husband tried to find a buyer for their 3-bedroom home to avoid losing it to the bank as the economy and real estate market tanked a decade ago. Well, that same Mid Century in the 2400 block of Silver Ridge Avenue, which the Walkers sold for $700,000 in 2009, is back on the market for …. $1.249 million, according to Redfin.  So, who is going to write Love in the Time of a Bubble?
