‘Deadpool’ star sells Atwater Village duplex; stock taken of Scientology holdings; Los Feliz Club Apartments sold

Welcome to a digest of Eastside real estate news, development and people. In this week’s issue:

Brazilian-born actress Morena Baccarin has sold her duplex in Atwater Village – for a tidy profit. Curbed L.A. offers a handy guide to properties owned by the Church of Scientology. And changes are headed for the Los Feliz Club Apartments on New Hampshire Avenue, which have been sold for the first time in more than 30 years.

Real Estate Roundup

The Church of Scientology’s real estate holdings include notable properties in Los Feliz and, of course, East Hollywood, according to Curbed L.A., which took stock of some church property. Among the 16 buildings listed in Curbed’s summary were the former KCET Studios on 4401 West Sunset Boulevard, and the New Church of Scientology and Former Cedars of Lebanon Hospital, both of which are in the highly visible campus along L. Ron Hubbard Way between Sunset and Fountain.

Atwater Village

Morena Baccarin, who plays Vanessa in the “Deadpool” franchise, has sold a 1920s Spanish-style duplex for $935,000 — $85,000 over asking, Variety reports. She bought it originally for just under $650,000 in 2007. The property is located in a cul-de-sac that ends at the L.A. River. Each of the side-by-side units has one bedroom and one bathroom. Baccarin also recently sold an updated 1930s traditional in the hills between Silver Lake and Echo Park for $2.06 million. The asking price in that case had been $1.99 million. She had bought it in 2012 for $1.23 million.

East Hollywood

Construction seems to be starting up on a mixed used project between Wilton Place and the 101 Freeway. Curbed L.A. reports that cement trucks have begun filling the lot, preparing for a 161-unit apartment complex and 5,700-square-feet of street-level retail. It’s expected to open in July 2020. The developer, Wood Partners, also recently completed a project right nearby at 5550 Hollywood Boulevard. The 250 apartments in that “Fifty Five Fifty” project opened in April.

Los Feliz

Los Feliz Club Apartments – the four-story, 134-unit apartment complex at 1800 N. New Hampshire Ave. – have been purchased, and a “dramatic remodel” is being planned, The Real Deal reports. It was bought by Pacific Urban Residential in Palo Alto for $55 million, which works out to about $410,000 per unit, the L.A. Business Journal noted. The seller was 1800 New Hampshire Associates, based in Woodland Hills. The Journal reports this is the first time the property has been sold since it was built in 1987.

Silver Lake

A plan has been filed to build a 44-unit residential complex on the 2700 block of Rowena Avenue, replacing a commercial duplex and a single-family dwelling, according to a filing with the city’s planning department. The plan comes from George Kahwaji, an agent with Rodeo Realty in Beverly Hills, according to The Real Deal – which also says the project will replace a 2,600-square-foot optometry office run by George’s father, Michel Kahwaji. The commercial building – which also includes a hair salon – dates back to the 1950s, according to Urbanize. Five of the new units are to be designated “affordable.” In exchange, requested entitlements include a reduced number of parking spaces.
